Pet Policy

The By-Laws of the Association permit dogs, cats and other usual household pets to be kept in the Units, subject to Rules and Regulations adopted by the Board of Directors. (Declaration and By-Laws, Article VII, Sec. 7.01(f)).

Pet Residency Restrictions
• Traditional, domesticated pets, including dogs, cats and other usual household pets (such as birds, fish, turtles and hamsters) are permitted.
• Wild animals, exotic animals, farm animals, tarantulas, poisonous creatures are prohibited. Also prohibited are snakes, ferrets, pigs (all varieties) and any other nontraditional or unusual species.
• Pets shall not be kept, bred or maintained for any commercial purpose.
• No more than a total of two (2) pets are permitted in a Unit.
• Pets shall not create an unlawful nuisance or unreasonable disturbance to other Residents by continuous and repeated barking, whining, crying or other unreasonable, continuous noise.
• Pets that exhibit vicious, dangerous or unduly aggressive behavior, or have a history of such behavior, are prohibited. The owner of any pet in violation of that prohibition is subject to a fine and any other applicable remedies. (See Fee Schedule, "Exhibit B".) In the event such pet behavior threatens the safety or wellbeing of residents or their pets, the pet owner shall also be subject to penalties set forth in the Declaration and By-Laws and Rules and Regulations, including but not limited to fines and removal of pet from the premises.
• Any pet whose unduly disruptive or aggressive behavior in the Common Areas consistently inconveniences residents or impedes access of other dogs and theirbhandlers within the elevators or other Common Elements, is prohibited and subject to applicable fines. (See Fee Schedule, "Exhibit B".)
• At no time may the size or breed characteristics of a pet result in or create an unlawful obstruction to or interference with traffic within the Common Areas; impermissibly threaten the safety and wellbeing of residents; be or become an unlawful nuisance or annoyance to other residents; or have the effect of violating any other use and occupancy restriction imposed by the Declaration and By-laws or Rules and Regulations.
• Pets should be in compliance with applicable health-related requirements imposed by the County and City pertaining to inoculations, pursuant to direction of the pet's Veterinarian.

Violations of any of the above Rule restrictions may subject the Owner of Unit in which the dog is housed to a reasonable fine, as set forth in the Fee Schedule ("Exhibit B"). Additional rules and guidance apply. Please reference pages 41-47 of the Rules and Regs.
